Where is Knox Ridge located?
We’re located at 2371 Cherokee Ridge Way Knoxville, TN 37920, just a few miles from the University of Tennessee.
When is the leasing office open?
The leasing office is open Monday through Friday from 10:00 a.m. to 6:00 p.m. and Saturday from 11:00 a.m. to 4:00 p.m.
What does rent include?
For your convenience, rent includes Wi-Fi Internet, cable TV, and curbside trash. You also have full access to all of our amazing amenities and on-site professional staff!
How do I get to campus?
To help you make it to class on time, we offer a resident shuttle to campus between 7:30 a.m. and 5:00 p.m. We also have late-night hours to shuttle residents downtown to local nightlife hot spots!
Do you allow pets?
Yes, we do allow pets without any breed restrictions. Additionally, we do not require pet rent, only a one-time pet fee of $300.
Is on-site parking available?
Yes, we have ample on-site parking.
What floor plans do you offer?
We offer four- and five-bedroom townhome-style units. Our five-bedroom unit is the same as our four-bedroom unit, with the outdoor patio converted into an additional bedroom!
What is an individual lease?
An individual lease is a per-bed lease. You sign a lease for a bed in the apartment and share common areas with roommates. This allows you to live with roommates without having to worry about whether they’re going to pay on time.
What is the process to match roommates?
If you’re looking for a roommate, fill out our roommate-matching questionnaire online when you sign your lease. We will use that information to match you and your future roommate. If you already have a roommate selected, we can help sort out the details with that, too!
Do you have an on-site laundry facility?
Each unit includes a full washer and dryer in a large laundry room area of the townhome.
Do you have a maintenance staff?
Yes, we have maintenance available during office hours, as well as 24-hour emergency maintenance service.
Do I have to be a student to live here?
No, you do not.
Is there a security deposit?
No, but we do charge a Community Fee. The Community fee is a convenience fee equal to a half month of rent we use instead of a refundable security deposit equal to a full month rent.
Payment of the community fee secures the bedroom or town home as reserved for that resident until move in day. It covers all the administrative costs of setting up new residents with key codes,gate and common area fobs and bedroom keys. It also allows residents to move out comfortable in the knowledge that normal cleaning and painting, wall patching (holes less than one inch diameter) etc is covered when they move out. The fee covers everything short of deliberate or very negligent physical damage to property, and includes all cleaning at move out time.
How do I pay rent?
You’re welcome to pay by check or money order at the leasing office during business hours.
When is rent due?
Rent is due on the 1st of each month, with a grace period until the 3rd. Late fees begin on the 4th.
How do I apply for an apartment?
You can easily complete the entire leasing process online by clicking here. Fill out and submit your application, your guarantor’s application, and your roommate preferences form. You can even complete the lease for your new apartment online! We are also available on-site if you wish to visit us to apply in person.
