The leasing office is open Monday through Friday from 10:00 a.m. to 6:00 p.m. and Saturday from 10:30 a.m. to 3:30 p.m. We are closed on Sundays.
Monthly installments include Wi-Fi Internet, cable TV, and curbside trash for your convenience. You also have full access to all of our amazing amenities and on-site professional staff, as well as apartment furnishings, appliances, and features.
To help you make it to class on time, we offer a resident shuttle to campus between 7:30 a.m. and 5:00 p.m. We also have late-night hours to shuttle residents downtown to local nightlife hot spots! Knox Ridge is also just a short walk, bike ride, or drive to the UT Knoxville campus.
Yes! We do allow pets without any breed restrictions. Additionally, we do not require pet rent, though a one-time pet fee of $300 is required.
Yes, we have ample on-site parking.
No, but we do charge a community fee. The community fee is a convenience fee equal to a half month of rent we use instead of a refundable security deposit equal to a full month of rent. Payment of the community fee secures the bedroom or townhome as reserved for that resident until move-in day. It covers all the administrative costs of setting up new residents with key codes, gate and common area fobs, and bedroom keys.
We offer four-bedroom apartments and five-bedroom apartments in a townhome style. Our five-bedroom units are similar to our four-bedroom units, with the outdoor patio converted into an additional bedroom in the larger floor plan. An individual housing contract is a per-bed agreement. You sign a housing contract for a bed in the apartment and share common areas with your roommates. This allows you to live with roommates without having to worry about whether or not they will pay their monthly fees on time.
If you’re looking for a roommate, fill out our roommate-matching questionnaire online when you sign your lease. We will use that information to match you and your future roommate. If you already have a roommate selected, we can help sort out the details with that too!
Each unit includes a full washer and dryer in a large laundry room area of the townhome.
Yes, we have maintenance available during office hours, as well as 24-hour emergency maintenance service.
Monthly installments are due on the first (1st) day of each month, with a grace period until the fifth (5th) day of the month. Late fees begin at midnight on the sixth (6th) day of the month.
Fill out and submit your application, your guarantor’s application, and your roommate preferences form. You can even complete the lease for your new apartment online! We are also available on-site if you wish to visit us to apply in person.
